Down Payment Assistance
Utah Housing Corporation (UHC) loans allow an eligible borrower, to borrow all or a portion of their down payment and closing costs. Borrowers are able to purchase a home with FHA or VA, or Fannie Mae financing with little or no cash investment through an approved Utah Housing Participating Lender.
Down Payment Requirements:
- FHA requires a 3.5% down payment (i.e. $5,250 is the minimum required down payment for a purchase price and appraised value of $150,000)
- Veterans with full VA eligibility may be able to finance 100% of the purchase price. Eligibility for the VA Home Loan Program
- Fannie Mae requires a 3.0% down payment (i.e. $4,500 is the minimum required down payment for a purchase price and appraised value of $150,000)
Closing Costs:
- Closing Costs charged by a lender varies from Lender to Lender and can range from 3% – 6% of the Loan Amount (i.e. Closing Costs for a loan amount of $150,000 can range from $4,500 – $9,000).
- It is important to obtain closing cost quotes from several UHC approved Participating Lenders
The purpose of the GNND program is to improve neighborhoods and the quality of life in communities throughout the county. This is accomplished by encouraging Law Enforcement Officers, Teachers, Firefighters and Emergency Medical Technicians (EMT) to purchase and live in homes that are located in the same communities where they perform their daily responsibilities.
Eligible participants may purchase a home at a 50% discount off the current appraised value during the first seven days a qualifying property is listed for sale. For example, if the home has an appraised value of $200,000, eligible candidates can buy it for $100,000. Buyers can also apply for an FHA-insured mortgage and finance all closing costs, repairs, improvements, appliances and acquisition expenses. Participants must live in the home as their primary residence for three years to take complete advantage of the federal grant. After that, they can sell the home and keep all the profit, turn it into a rental home, or live in it as long as they like. There are no further restrictions after the three year commitment has been fulfilled.

Down Payment Assistance Program
The City offers a Down Payment Assistance Program to low- and moderate-income persons wishing to purchase a home in the City of West Jordan. The program provides loans for half of the required down payment and one-time closing costs for a combined total of $5,000. Homebuyers are required to meet income requirements and to live in the home for a period of 5 years. After the initial 5-year period, the loan is forgiven and no repayment is due.
The Down Payment Assistance (DPA) program administered by Community Development Corporation of Utah (CDCU) is federally funded and is to be used to help income-eligible, first-time home buyers purchase single family residences. Funds may only be used for down payment requirements and/or closing costs associated with a first mortgage. There are a limited number of deferred loans/grants available each year and qualified applicants will receive their financial award on a first come, first served basis—no waiting lists.
